Florida housing headlines can leave homeowners wondering whether to sell now, wait, or start with a higher asking price to leave room for negotiation.

My advice: before your home goes on the market, build a pricing strategy around today’s competition and recent comparable sales. Your opening price should give buyers a reason to take a closer look.

What the latest Florida housing report tells us

Florida Realtors’ August 2026 report shows a market with slower sales but relatively steady prices. Statewide single-family home sales declined 1.4% compared with August 2025, while the median sale price increased 1.2% to $415,000.

That combination matters: slower sales do not automatically mean every home has lost value. It does mean sellers should look carefully at their property’s position in its own market.

These are statewide figures—not a valuation of your Madeira Beach house, Redington Beach waterfront property, or Treasure Island condo.

Why “let’s start high and see” can backfire

A higher asking price may feel like a safe way to protect your equity. But buyers compare your home with other properties they can purchase at the same price.

If competing homes offer better condition, more space, or a more desirable location, an ambitious price can make your property help sell the competition.

An overpriced listing may also fall outside the search budget of buyers who would otherwise consider it. A later price reduction can bring renewed attention, but it cannot guarantee that earlier buyers will return.

Pricing correctly does not mean choosing the lowest price. It means choosing a defensible price that reflects the home, its competition, and your selling goals.

What should determine your listing price?

A useful pricing analysis considers several pieces of evidence:

  • Recent comparable sales: What have buyers actually paid for similar properties?
  • Active listings: What alternatives will buyers compare with your home?
  • Pending sales: Which properties are attracting contracts? Final sale prices may not yet be available.
  • Unsold and reduced listings: Where might sellers be asking more than buyers will accept?
  • Property differences: Condition, updates, location, waterfront access, lot size, and other meaningful features.

Your neighbor’s asking price is one piece of information. It is not proof of what your home will sell for.

Beach properties need a closer comparison

Across Pinellas County’s coastal communities, homes that look similar can have very different ownership costs and characteristics.

For a waterfront house, we should examine the waterfront setting, dock, property condition, and available insurance information. For a condo, association dues, assessments, building condition, and association documents deserve attention.

These details help explain why a broad online estimate or countywide average may miss important differences.

Agree on a review plan before launch

Before listing, discuss how you and your agent will evaluate inquiries, showings, buyer feedback, and competing listings.

Choose a review date appropriate to your market and price range. If activity is weak, examine price alongside presentation, access for showings, and marketing. Avoid letting the listing drift without a plan.

Start with a clear picture of your home’s value

You do not need to make a selling decision based on a dramatic headline. You need a property-specific analysis and a realistic plan.
